Supervisory Realty Specialist

Provide guidance as needed to subordinate realty specialists tasked with managing projects and performing tasks requiring Realty Specialist expertise in order to acquire and prepare leased space in Federal/Leased space for tenant agencies. Work with tenant agency personnel, lessors, attorneys, developers, contractors, lenders, financial consultants, architects, engineers, and/or contractors lenders, financial consultants, architects, engineers, and/or other technical personnel in order to assist in resolving escalated issues and concerns. Assist subordinates in analyzing the agency's space requests and; ensuring that they are accurate and in compliance with current regulations. Guide subordinates in determining the specific amount and type of space required; project planning and management functions including the development of project management strategies; schedules; tracking systems; and budget estimates for approved and proposed projects. May be assigned collateral duties as Regional Account Manager (RAM) for a designated agency, developing and maintaining business relationships with client agency executives to plan, forecast and manage the agency's long term needs pertaining to realty services, facility management, space alterations and tenant relocation. May serve as a project sponsor or if warranted, serve as a signing Lease Contract Officer(LCO) for complex or prospectus level or politically sensitive projects. The GS-13 salary range starts at $98,336 per year. To qualify, you must have at least one year of specialized experience equivalent to the GS-12 level or higher in the Federal service. Specialized experience is defined as providing advice and technical guidance in the areas of space acquisition and management, reviewing space requests, developing housing strategies for customers, acquiring leasehold interests, coordinating and overseeing space design, layout and alteration for post-occupancy, identifying agency space needs, developing rent projects and resolving complicated problems and controversial issues related to real estate. Quality Ranking Factors (QRFs):
QRFs are knowledge, skills, and abilities (KSAs) that could be expected to significantly enhance performance in a position, but are not essential for satisfactory performance. Applicants who possess such KSA's may be ranked above those who do not, but no one may be rated ineligible solely for failure to possess such KSA's. The Quality Ranking Factor for this position is the ability to acquire and maintain a warrant, which includes formal training, experience (on the job training) and a minimum of 24 semester hours (or equivalent) of business college coursework or a bachelor's degree.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
