This job description provides an overview of the experience, essential functions, physical and other requirements, working environment and non-essential job functions for this position at CAF Management with or without reasonable accommodations.
Experience:
Experience in residential property management maintenance is required and 1 year of supervisory experience is preferred.
Working knowledge of HVAC, plumbing, electrical, fire protection and energy management systems is required.
EPA certification is required as well as other certifications/licenses as required by local, state or other regulations.
Position requires weekend work and 24/7 on-call duties.
High school graduate or GED is required.
Basic experience with computers (Word and Excel), Internet and email, and other relevant applications is preferred.

Essential Job Functions:
1.
Supervise and schedule maintenance activities for the property and maintenance staff.
These duties include but are not limited to the following:
a.
Daily monitoring of the maintenance staff, the schedules and their duties.
b.
Communicate assignments and major tasks to be completed and ensure availability for on-call for after hours, weekend and holiday emergencies.
c.
Coordinate with the office staff to determine weekly apartment make ready and service request schedules.
d.
Complete and evaluate the daily/weekly completion of all work orders.
e.
Identify and schedule preventative maintenance; such as filter change, power washing etc.
f.
Monitor and inspect market ready apartments to ensure quick turn times and are completed.
g.
Monitor and maintain all required permits for operating the property such as; pool, spa, elevator, sign etc.
h.
Assist with hazardous weather problems, fires, floods, freezes, snow removal, etc.
i.
Require all team members to be friendly, open and available to the residents and co-workers while discouraging non-fraternization.
j.
Enforce the dress code and the use of personal protective gear.
k.
Assist the property manager with supervising all work by outside contractors.
l.
Ensure all equipment is operated in a safe manner.
m.
Adhere to the CAF shop standard appearance.
2.
Coordinate, schedule and respond to resident/management service requests for occupied apartments.
This includes but is not limited to the following:
a.
Establish priorities for service request and assign service requests to maintenance staff.
b.
Inspect make ready apartments once make ready is completed by the maintenance team.
c.
Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems as needed.
d.
Repair/replace any apartment material and perform maintenance requests.
3.
Coordinate, schedule and prepare vacant apartment for make-readies.
These duties include but are not limited to the following:
a.
Inspect all vacancies to determine make-ready needs.
b.
Inspect each vacant apartment during and after make ready activity.
4.
Assist property manager with ensuring safety at the property.
a.
Coordinate and schedule appropriate safety and skills training for the maintenance staff.
b.
Report any workman's compensation issues and/or employee incidents immediately.
c.
Maintain compliance with OHSA regulations.
5.
Identify and correct any hazardous community conditions.
These include but are not limited to the following:
a.
Repair hazards or assign completion of task to maintenance staff, if applicable.
b.
Secure storage and pool areas, check timers and listen for electrical shorts and/or malfunctioning motors.
c.
Post sign at hazard if not immediately repaired.
d.
Follow proper procedure when dealing with organic growth 6.
Coordinate, schedule and perform preventative maintenance on equipment and apartments.
This includes but is not limited to the following:
a.
Determine weekly, monthly, quarterly and annual schedule.
b.
Determine costs and discuss with property manager.
7.
Order supplies and manage the maintenance budget.
This includes but is not limited to the following:
a.
Assist property manager in locating and purchasing materials and supplies as needed.
b.
Obtain approval prior to placing orders for major expenses and any unbudgeted items.
Physical Requirements:

Will need to be on feet (50% to 100%).

Speaking, Hearing and Written Requirements:

Constant requirement to receive instructions from residential management (33% to 66%), communicate via telephone and in person with staff, residents, vendors, etc.
